The Importance of Staging a Home to Sell

I cannot stress enough the importance of staging your home properly to get it ready to sell. I show thousands of homes to home buyers, and I have found that MOST buyers want a move-in ready home. There are a few people out there that can see the potential in a home, but MOST buyers want to buy a new home because they don't want to deal with fixing up their current (old) home...they just want to move into a house that is ready for them...updated and beautiful.

Let's face it, buying a home and moving into it are stressful enough without adding the stress of remodeling it as well. That's why I think most home buyers want a move-in ready home.

So if you want to sell your home at top-dollar, you really need to make your home look as move-in ready as possible. If you are not willing to put the time into that, then don't expect to get the top-dollar in the neighborhood...you will have to cut your price significantly to attract a buyer who is willing to do the updates themselves. And if your house is in really bad shape, then you may only be able to attract investors who are willing to pay even less than a fixer-upper because they want a large profit margin to even deal with the project.

What I have noticed in buyers in my time as a Realtor is this:

  • Buyers prefer a beautifully decorated and updated house that is move-in ready.
  • If they can't find (or can't afford) the move-in ready house, then the next best option to them is one that may need updating, but is beautifully decorated and staged with a modern design.
  • If they can't find (or can't afford) the beautifully decorated and staged home, then they prefer an empty home.
  • The hardest to sell home is one that needs both updating and has outdated or poorly designed furniture and decorations. So if you do not have modern furniture and decorations, then it is best to move-out first, and allow your home to be shown while empty. If that is not possible, then you really need to get help in staging your home to sell.

What many sellers need is a professional home stager, or a real estate agent with a good sense of design, to properly stage a home to attract buyers. You may be surprised at how inexpensive it is to get your home in good order to sell.

As you can see from these photos, when properly done, staging warms up a house and makes it a lot more inviting and attractive to potential buyers. Staging is supposed to help buyers envision themselves living in the home. It is supposed to turn the feelings of buyers from "ho hum" to "I gotta have this house!"
