Sugar Land Neighborhoods
Sugar Land consists of many different master
planned communities. We refer to these communities as
"neighborhoods." If you are
trying to decide in which neighborhood or community to
live in Sugar Land, look no further. I have all the
information you need to find the best neighborhood for your
family. The following is a list of the main Sugar Land neighborhoods
(a.k.a. communities):

Sugar
Land Subdivisions
Most of the neighborhoods listed above are
then further divided into subdivisions. Each Sugar Land subdivision
usually consists of homes within the same price and amenity
range. So while a neighborhood, such as New Territory, may
have homes from the $100K to the $800K range, each
subdivision within New Territory does not. There may be
$100K to $300K subdivisions, $400K to $600K subdivisions,
$700K and up subdivisions.
In addition, different subdivisions
may be zoned to different schools...not everyone
within the same neighborhood attends the same
schools. So I have created a detailed spreadsheet
containing information on most of the 200+
subdivisions in Sugar Land. You can

This
spreadsheet contains links from each subdivision to
a complete Sugar Land subdivision report (see sample on
right), a photo of what
homes look like in that subdivision, home values and
statistics, tax rates, and more. PLUS! Each subdivision
has links to the schools that it is zoned to as well
as info on utilities, the home owner's association
(if applicable) and more!

Sugar Land Neighborhood Descriptions
The paragraphs
below describe the major master planned
communities/neighborhoods in the Sugar Land area. For
each neighborhood, you can click its name to see more detailed

Avalon
is a
427-acre waterfront community of four subdivisions
and more than 70 acres of lakes. Located in
South Sugar Land, just West of Commonwealth and
South of Sweetwater, this neighborhood has custom
and semi-custom homes ranging from 2,200 to 6,500
square feet priced from the $200s to $1 million.

Avalon Sugar Land

Commonwealth is a lovely neighborhood on the
Southside of Sugar Land...just East of Avalon. It is
a beautiful area with tree-lined boulevards, parks,
lakes, and ponds. There is a community club house,
two swimming pools, and public tennis courts.

Extensive
greenbelts, lakes and landscaped boulevards pave the
way to a private country club, athletic fields,
lakes, an aquatic center, 3.5 million square feet of
retail and 2.5 million square feet of campus and
garden-style offices. Currently home to 16,799
houses, apartments and town homes with 17,200
projected. Home prices range from the $130s to more
than $1 million.

Greatwood is a very large, beautiful community, just
South of Sugar Land, Texas, on Hwy. 59. This
community is located on the Greatwood golf course
and has three public swimming pools, a community
